Obtaining citizenship by buying property in Turkey has become one of the most popular legal issues for foreign investors in recent years. Especially for foreigners who want to live, invest or establish a new family life in Turkey, this method offers an important option both economically and legally. However, this process does not only consist of buying a house or land. Citizenship through real estate purchase is a multi-stage process that requires careful planning.

The main issue in acquiring Turkish citizenship through real estate investment is that the purchased real estate meets the qualifications required by the legislation. The value of the immovable property, its quality, the status of the title deed records, the expertise report, the price in the sales transaction, the foreign currency conversion process and the annotations to be placed on the title deed are of great importance. Many applicants make the mistake of focusing only on the moment of purchase and neglecting the citizenship file afterwards. However, the administration examines separately whether the immovable property is really suitable and whether the investment is carried out in accordance with the legislation.

The first step in such applications is to identify a suitable property. Not every immovable property may be suitable for citizenship application. The zoning status, encumbrances, co-ownership structure, nature and legal history of the immovable should be carefully examined. The process may be seriously jeopardised, especially if there is a mortgage, lien or records that prevent the sale of the immovable property. The second important stage is the valuation. In citizenship applications, the harmony between the real market value of the immovable property and the title deed sale price is critical. The appraisal report is one of the documents that form the backbone of the application. An incomplete or incorrectly prepared report may cause the application to be rejected or wait for a long time. For this reason, the valuation process should be carried out by experts.

Another important issue in citizenship based on the purchase of immovable property is the commitment to sell and the obligation not to be subject to transfer for a certain period of time. In order for the application to be made, it must be ensured that the necessary annotations on the immovable property are correctly processed. These obligations are not only formal procedures; they are mandatory legal elements for the acceptance of the citizenship file.

While preparing the application file, the foreigner’s identity documents, passport, marital status documents, title deed information of the immovable property, expertise report, payment documents and other necessary official documents must be submitted in full. Translations, notary approvals and apostille processes of the documents should also be carried out carefully. Incomplete or incorrect preparation of a document may set the whole process back.

After the application process is completed, the file is evaluated by the relevant administrative authorities. At this stage, security research, document examination and compliance with the legislation are checked. If the application is accepted, the person can acquire Turkish citizenship. However, it should not be forgotten that the administration has discretion in this process. In other words, it cannot be said that the application will be automatically accepted even if all conditions are met.

Among the most common mistakes are the selection of an inappropriate immovable property, mismatch between the appraisal and the title deed price, incorrect processing of annotations, submission of incomplete documents and incorrect addition of family members to the file. In addition, some applicants think that the process only consists of the purchase phase. However, the real risk usually arises after the application.
